Arrival and Car Parking Facilities
On arrival at the Courtyard (sited just beyond the shared visitors parking area), there is direct vehicular access to the front door of Stables Cottage, offering a convenient drop-off point for passengers and luggage, with ample space to park immediately alongside the building. Solar powered motion-detecting lighting ensures a well-lit approach to the front door.
Main Entrance and Reception
The main entrance is via the front door, using the Keypad and the Code provided with the arrival information. Inside, details for access to the whole house wireless internet and EV charger access
Interior Generally
The ground floor layout has an open-plan living/dining/kitchen area, and includes a double bedroom with ensuite access to the adjacent walk-in shower room.
All internal fittings offer good colour contrast between the doors, door handles, walls, curtains, & floor finishes. All areas are well illuminated with emergency lighting incorporated in strategic locations, and all rooms have numerous switched sockets. All internal door openings offer a clear dimension of 70 x 195cm.
All the ground floor rooms are all ceramic tiled, whilst stairs and first floor rooms are finished with luxury vinyl flooring. Both ground and first floors are underfloor heated, with separate controls for each room. There are smoke alarms in every space and a heat detector in the kitchen area. All alarms are wirelessly interlinked.
Accessibility: Ground Floor
The front and rear entrances incorporate recessed matwells, emergency lighting and a lowered threshold to the front door. This wide entrance door is an original feature, giving direct access to the entrance hall and the living room beyond.
The naturally lit entrance hall has a ceiling height of 240cm, consistent throughout the main living areas. There are light switches on the left hand side of the front door operating the outside lamp and the entrance hall lighting.
To the far left is a door to the ground floor cloakroom/shower room containing a WC and a vanity basin, together with a level access walk-in shower. (This door can be locked from inside at night times, to enable this facility double as the private en-suite for the adjacent ground floor bedroom).
The cloakroom door is right hand hinged, opening into the hallway, and is fitted with a safety lock for emergency access, and a pull cord for the lights. There is a touch sensitive illuminated mirror over the vanity basin and a shaver/electric toothbrush socket on the adjacent wall. In the entrance hall on the wall immediately to the left of the cloakroom door is the heating control for the underfloor heating to this space.
The adjacent staircase leading from the entrance hall to the first floor, is fitted with a child safety gate at the bottom and top of the flight. The stairs commence at 82cm wide with a handrail to the left. On the left hand side at the foot of the stairs is a light switch controlling lighting to the lower staircase area and the upper landing. These are emergency light fittings which include battery backup and automatically switch the lights on in the event of a power failure, to illuminate the route of escape.
There are coat hooks on the opposite wall within the hall area, and a battery powered vacuum cleaner on a hook to the other side of the hall window.
Downstairs bedroom 1 (and en-suite facility)
This room opens off the entrance hall area to the right of the cloakroom. The door is right hand hinged with light switch on the left just inside the door. Alongside this switch is the heating control for the underfloor heating to the room.
There a further door to the left inside the bedroom leading to the ensuite shower room. This door is left hand hinged opening inwards into the shower room with a pull cord light switch on the right, just inside that room.
The bedroom measures 4metres x 2.35metres and has a 4β6β bed, and is furnished with bedside tables each with touch control lamps, a dressing table with round mirror and stool, a chest of drawers and a wardrobe. There is a separate light switch to the left of the chest of drawers controlling the light which illuminates the dressing table. There is limited space around the end of the bed.
Open-Plan Dinning Room, Lounge and Kitchen
Directly opposite the entrance door is a fully glazed fire-resistant door which opens to the living room. This door is left hand hinged. Inside to the right are light switches to the various room areas.
The lounge measuring 4.5m x 3.0m with a 3 seater & 2 seater leather settees, a corner coffee table, a second central coffee table, a nest of three tables, and a television table with television and remote controls.
To the right on entering is a dining area of 3.1m x 2.9m with a dining table of 80 x 156cm surrounded by six dining chairs (without arms). Beyond here is a pair of French doors opening out to the patio area with an opening of 195 x 108 cm (with a step up of 10cm and a step down to the patio area outside of 13cm).
To the left of the French doors, a light switch controls an outside light, together with the adjacent room lights. To the right of the patio doors is the dining room/kitchen heating control unit.
Self-catering Kitchen
This opens off the dining area and occupies 3metres by 2.5 metres with kitchen units arranged around three sides. The kitchen is equipped with; an oven, washer/dryer machine, dishwasher, and fridge/freezer. On the work surfaces are an electric hob, a microwave cooker, a kettle and toaster.
Outdoors
The French doors open under a covered pergola area laid with flag stones with an dedicated outdoor dining area 4.1 metres by 3 metres with a table and six chairs
Beyond the pergola on the same level is a masonry BBQ, each side of which are steps down to the garden area, which is laid to lawn.
The lawn wraps around the west and south sides of the building with a wide path against the house wall on the south side. The garden is enclosed on the north side by a masonry wall topped with square trellis panels, and there is post and rail fencing around the west and south sides. The post and rail fencing incorporates square stock mesh to safely enclose the garden for children.
Upstairs
The stairs have a handrail to the left and are covered with vinyl timber patterned flooring and metal step edges. The top landing, together with the two first floor bedrooms and the bathroom all have matching vinyl flooring.
There is a light switch and the top of the stairs on the right, which operates the wall lights at the top and bottom of the stair flight. Adjacent to the light switch is the underfloor heating control unit regulating the heating to the adjacent bathroom floor.
Bathroom
To the right of the landing with a door hinged on the left is the bathroom 2.3 x 1.45m comprising of a WC, bath with shower screen, and a wash basin with illuminated touch-sensitive mirror, and an adjacent shaver/electric toothbrush socket.
Bedroom 2
The master bedroom is straight ahead at the top of the stairs with a door hinged on the right, and its light switch inside the door on the left below the black cross beam. To the right of the light switch is the heating control for the underfloor heating to the room. There is a floor space of 5.3 metres by 2.5 metres, with a built-in wardrobe with sliding doors located in the corner of the room. There is a 5β oak bed with bed side tables and touch controlled reading lamps on either side, the room is furnished with a wardrobe a dressing table and stool, and a chest of drawers. There is limited headroom and space next to the bed due to the sloping ceilings.
Bedroom 3
To the left of the landing is a single bedroom measuring 3 metres by 2.3 metres wide with a door hinged on the right. The light switch is to the left of the door. Alongside this switch is the heating control for the underfloor heating to the room.
There is one single 3β bed under the window with a bedside table and bedside light, there is also a dressing table and stool, and a built-in wardrobe set behind a black cross-beam with hanging rail and shelves behind mirrored sliding doors. There is only access to the left hand side of the bed.
